The purpose of the video series is to assist office managers, such as of law offices, building managers and engineers, homeowners who may have granite countertops or marble floors, and just about anyone with an interest in maintaining and restoring natural stone or concrete surfaces to make educated decisions.
The latest release includes seven new videos. All feature company owner Jason Johonnesson, one of the most respected professionals in the field. Following are excerpts taken from some of the videos. A lot of people misunderstand granite and think, Its so hard, why would it be absorbent at all? Granite is made up of a lot of crystals and the crystals are just pushed together. Its true; the crystals are not absorbent at all. They dont absorb any moisture. Its the space between the crystals, and when the moisture gets in there it takes a long time to come out. If you have a new granite floor installed throughout your lobby, it may be 10 years before you need restoration work, maybe five at some of the pivot points, but its not going to be within a year or six months to a year like it would with marble. The con is that when is time to restore it, it is much more expensive. Obviously, due to its hardness it takes much more time to restore. In order to get it to look like this again, or better, it takes quite a bit of time and quite a bit of effort.

Another commonly used natural stone for commercial real estate is travertine and limestoneThe main difference between travertine and limestone is that although theyre made up of the exact same stuff theyre formed differently. Limestone is made up obviously of lime, thats why its called limestone. Travertine is also made up of limestone too, but its formed by the precipitation of water. Therefore with limestone you often find to be a very porous, very absorbent material, requiring some pretty frequent maintenance. A lot of times you see water rings in it because a flood has occurred or a fountain has leaked and the limestone has turned a dark brown with water rings around it and such. Three Steps for Maintaining Natural Stone Floors
Part 1, Prevention: Be wary with professional power washers. There are good ones and bad ones. The City of Dallas [for example] has decided to come down pretty strongly on people abusing storm drains. The way Dallas regulation reads is only Mother Nature can use storm drains. People are not allowed to use them in any way. You are not even allowed to put tap water down a storm drain. It is a strict violation; they will fine you
Part 2, Janitorial: The first thing I like to explain to people is, dont think of it as a natural stone floor. And lets not discuss natural stone cleaning, lets discuss grout cleaning. If you are cleaning the grout, and you are on a grout maintenance program, the stone will be cleaned as a byproduct. So, what you really need to think about is keeping the grout clean. Too many times, too often, I go in to see a natural stone floor and the stone doesnt look too bad, but the grout is so contaminated, its black. You look at the baseboards, theres contamination up against the baseboards going four to six inches vertically up the wall where people obviously have never walk. So how is it getting contaminated to begin with
Part 3, Restoration: Weve covered the first two steps of stone maintenance. One is preventiontwo is cleaning maintenance, and thats the role the janitorial firm plays. You can kind of think of the natural stone maintenance as your car. The owner of the car, which would be like the facility manager or engineer, is responsible for oil changes and tune ups and keeping the tires rotated. Thats the role you play in maintaining your vehicle Step number three is scratch and finish maintenance. Its called scratch and finish maintenance because what we are doing is we are removing scratches and wear patterns, because we are trying to keep the original finish, or the intended finish. So we are doing that by removing the scratches and wear patterns and maintaining that desired finish
